Frequently asked questions

A few questions behind the door.

Start here for the basics of self-storage, our approach and a first conversation about selling a facility.

Self-storage basics

What is self-storage?

Self-storage provides space that people and businesses rent for their belongings. Units come in different sizes. Access, features and rental arrangements vary by facility.

Why do people use storage?

Common reasons include moving, downsizing, managing an estate or needing room for business supplies. Some needs are temporary. Others last longer.

What goes into running a facility?

The work includes maintaining the property, managing rentals and payments, keeping access systems working and responding to customers. A simple product still needs regular attention.

How we work

What does Octopis Holdings do?

We are building a self-storage acquisition and operating company. Our focus is on evaluating facilities carefully and planning for their everyday operation.

What do you look at before buying?

Our approach considers the property’s condition, its operating records, its local market and the work it needs. We want to understand the business as it stands before making assumptions about changes.

Why might you decide not to buy a facility?

A property may need work we cannot reasonably plan for, or the available information may leave important questions unanswered. We are willing to walk away when a purchase depends on assumptions we cannot support.

Where can I learn more about your work?

Our Approach page explains our thinking. Behind the Roll-Up Door shares company news and what we’re learning about self-storage.

Selling a facility

What should I share to start a conversation?

Start with your contact details, the facility’s name and location, your connection to it and the timing you have in mind. An approximate unit count or size is helpful if you have it. Detailed records can wait until we discuss next steps.

Can we talk if I’m still deciding whether to sell?

Yes. Tell us what you’re considering and what matters to you. A first conversation is a chance to ask questions, without pressure to move ahead.

How should I handle confidential information?

Use the first message to share basic details. Before sending customer records or sensitive business documents, discuss confidentiality and a suitable way to share them with us.

Can a broker introduce a facility?

Yes. Tell us your role and the facility you represent. We can start by discussing the property and the owner’s priorities.
